RESUMO

The process of redivision of lots at the site of Simol in MaceiÃ, Alagoas, has led to the appearance of vilas [informal low-income settlements]. The aim of this study is to identify the elements of the physico-spatial configuration of the vilas that affect their habitability as seen by the residents. The investigation included five methodological phases. 1. The pilot study, in which the criteria and indicators of habitability were developed. 2. Refinement of theory and concepts, relating to the history of collective living â the vilas and peri-urban âcondominiumsâ, the relation between man and dwelling space, and the concepts of habitability and of a social indicator. 3. First field study, identifying how the spaces are used by residents, whether these spaces met their needs, and and the aspects of physico-spatial configuration that they found most inconvenient. 4. Second field study, consisting of a qualitative evaluation of living conditions as seen by residents. 5. Reflection: it was possible to determine whether the inhabited spaces meet the needs of residents, and the nature of the elements of the spatio-physical configuration of the vilas and the peri-urban âcondominiumsâ of MaceiÃ, Alagoas that have an impact on their living conditions. The study showed, from the perspective of the residents, that the spaces they inhabit should provide privacy, comfort, well-being, a good appearance, and adequate use of rooms, associated with the need for spaces for social association and security. These attributes were considered to be fundamental for the quality of living. The indicators that affect the quality of these spaces are derived from the presence or absence of doors and windows, the number of rooms (communal, private and functional), and the density and area of free spaces. It can be concluded that the qualitative study of low-income dwellings forms part of a very rich field of scientific investigation that has been little explored by researches working on the production of habitat. This type of qualitative research depends on a close approach to inhabitants, which makes it possible to select the conditions of habitability that should be considered in dwelling projects of social interest, and which will cetainly promote the development of projects that are more in keeping with the habits and customs of these sectors of the population
