RESUMO

The Local Commerce of Plano Pilotos offices, built for exclusively commercial activities has been occupied in an improvised and irregular way for dwelling uses. It is in the singular typology of the Asa Norte where the biggest alterations are observed. Moreover, in the Local Northern Commerce (LNC), principally in the upper floors, the studio apartments occupy more than 70 % of the buildings intended to be offices. These series of transformations are due to several factors attributed to the urban dynamic itself. Though located in the cultural heritage management boundaries, it shows in his history a succession of architectural and legal modifications, including irregular appropriation and irregular land use. As a result of this irregular occupancy, there are some benefits according to the Sustainable Urbanisms point of view due to urban centers compactation; however, they also bring some environmental problems, especially in the environmental comfort of residents. Based on diagnoses and recommendations supplied by a Post-Occupancy Evaluation (POE), this paper aims to set directives to the legalization of this kind of residential occupancy in such commercial offices, and also changes in architecture to better fit the environmental comfort of the dwellers.
