RESUMO

Residential buildings users have become more critical and aware of their rights and duties. To claim the accomplishment of the term of guarantee by the construction company and to reach the life time of the project, it is crucial that the maintenances plan has quality and be followed properly by the user. Some problems, however, break in upon this determination. Over the life time of the building there will be a succession of users, with different degrees of commitment in maintenances actions. Yet more, the lack of maintenance formally established in the building, that users turnover add problems. This work has as its study object the period of warranty time and the maintenance of the conventional sub-systems of external vertical blocking, structures and water proofing of residential buildings in Distrito Federal-DF. It will be show up a methodology based on questionnaires applied to users and construction companies of the DF. It will be analyze the relationship between construction companies and condominiums in DF. Next, it will be consider the existing warranty time and maintenance plans. Finally, it will be proposed procedures for maintenance and technical assistance of the buildings, with emphasis on its users, which could implement the proposals in their buildings.
